The five most important questions for a vendor

How much does it cost to sell your home?
Grupo Marcos Marco, in line with other estate agents in the region typically applies a 5% commission to all property sales.
There are certain circumstances where we can reduce our rate and we are therefore happy to negotiate and discuss this with vendors on an individual basis.
Should I trust my estate agent when they suggest I reduce the asking price?
There are many factors to consider when a homeowner decides to sell their property. Our role is to ensure that each has been fully discussed and that once valued, the property receives the highest levels of exposure across all our in-house social media and the major online portals.
As to whether you should trust us if we suggest a price reduction, our answer is a definitive “yes” because we will only do so as a last resort and full agreement and certainly not before all other avenues have been explored.
What we will not do under any circumstances is pressure our clients into reducing the asking price against their wishes.
Comparisons – Who is best for me, High Street Estate Agents or Online Portals?
If you wish to sell your home which of the available options are best for you? A high street agent like Grupo Marcos Marco offers a complete marketing package as standard, along with a single point of contact and continuing support throughout the whole selling process - from valuation to completion.
An online estate agent, on the other hand, offers a pared-back approach, giving you much more control. A standard package includes a valuation and an advert on major online property portals.
The rest of the work, such as hosting viewings and fielding offers, is up to you! Hosted viewings, professional photos and sales progression are available as add-ons.
When making your decision therefore we would urge you to consider the following pros and cons
Should I choose a high street agent?
Pros
A high street estate agent consistently sells properties quicker than an online one.A high street estate agent leads house viewings as standard.Offline marketing is also included as standard.Good high street agents have extensive local knowledge, experience, and connections.Single point of contact for the duration of the home sale process, with physical offices.'No sale, no fee' contract - you don't pay your estate agent until they sell your home.Commission fees encourage local estate agents toget you the best possible sale.Cons
Normal office hours can limit contact availability.Commission-based fees - you only have an estimate until your property's sold.Should I choose an online agent?
Pros
Fee is a flat and upfront - you know exactly what service you're paying for.Standard fee for most online estate agents is lower than that of a local estate agent. If you don't mind doing the work yourself, this might be an inexpensive choice.Outof hours contact available.Cons
Basic packages leave hosting viewings, vetting buyers, and offline marketing to you.You might have more than one point of contact throughout the sales process.Online agents don't have extensive knowledge about your specific neighbourhood.Propertiessold by online estate agents usually take longer to sell and sell for less.In their standard packages, an online agent's fee is payable whether you sell or not.Which Estate Agents offer the best service and best practice?
There is no question that in the Valencian Community there is no shortage of Real Estate Agents. Choosing the right one can be a confusing and stressful experience for many clients. We believe that service quality unlike best practice is not something that can be easily painted as black and white.
From experience there are several other estate agents in our region that should be considered among the best, for example, Coastline Properties, Casas Singulares and Compare Properties.
